What salt air does to an interior

On a canal block the sliders stay open most of the year, and the air coming through carries salt. It finds the small metal parts nobody thinks to specify: hinges, drawer runners, handles, shower screen fixings, the bracket holding a pendant. Plated chrome pits within two summers.

So the selection list changes. Marine grade stainless goes wherever hardware sits in the salt path. Solid brass gets left to patina instead of a plated finish that flakes. Powder coat is rated for coastal use outside.

This is the part of coastal interior design that never shows up in a render. It shows up in year four.

Western glare on a wide water view

Most of the good water here faces west or north west. Broadbeach Waters, Sovereign Islands, the Isle of Capri: the wide view is also the four o'clock sun, and the canal throws that light back onto the ceiling. Any designer should ask which way the water sits before talking about colour.

Finishes get judged late in the afternoon, not under a showroom downlight, so honed stone beats polished and ceilings stay matte. A gloss ceiling in a canal home turns into a second light source. Window treatments are planned as two layers from the start: sheer for the day, a block out track on the western rooms, pelmet built into the ceiling rather than added at the end.

It is also why coastal living room design here leans to mid tones. A pure white wall facing a canal reads grey by five o'clock. Samples get looked at on site, late in the day.

Four homes on the Sovereign Islands

At that size the work is mostly about holding one idea across a very long plan. A house with three living rooms and a lift can read as three different houses.

Where the rooms go on a water block

Every room wants the view, which is how a kitchen island ends up facing a wall of glare with nowhere to put a television. The plan has to choose.

Living and dining take the water. The kitchen sits back, with a butler's pantry behind it so the bench facing guests stays clear. Rooms that need no window, the cinema and the bar, sit in the middle of the plan, where they earn more than another bedroom with a canal outlook.

Privacy from the water is the part owners forget. Boats pass at eye level with the ground floor. At night a passing tinny sees straight through a glass ensuite.

People ask about the 3-5-7 rule. It is a styling habit, not a rule: group objects in odd numbers, three or five or seven, because an odd group reads as one arrangement and an even number reads as a pair. Fine on a console. It does nothing for a twelve metre living room, where the question is how many seats face the water.

What a designer costs, and how the fee is set

The question people search most is what a designer costs. Almost nobody on the first page answers it. The fee follows the scope, and a canal house with a lift is not the same job as one bathroom.

Gold Coast interior designers charge in one of three ways. A fixed fee per stage, quoted once the drawings are settled. An hourly rate, which suits advice and small jobs. Or a percentage of the build cost, more common on large new builds. Ask which applies, get it in writing before work starts, and ask what happens if the scope grows.

Is it worth paying for at all? On a small job, often not. On a house where the joinery alone runs into six figures, the fee is a small share of the build, and it is spent before the money is committed. The expensive errors turn up on site. A stone slab chosen from a postcard sized sample, or a bathroom floor fall set before anyone picked the tile.

Seeing the house before the builder prices it

Every project runs through 3D renders, and a virtual reality walkthrough where it helps, so you stand in the room before ordering. Changing a wall at that point costs a phone call. How to judge a studio, and where this one works

Search for the best studio in town and you get a list. Two questions tell you more. Has the studio finished a house this size, on this kind of block, and did it hold together? Can they show you that house four years on, hardware included? Salt is a fair judge.
